Market Shows Stability Amid Slower Sales

The Fresno housing market closed out October 2025 with steady prices and a gradual cooldown in activity, according to the latest data. While home values have remained resilient, buyers are taking nearly twice as long to make purchasing decisions compared to last year.

The headline: Fresno's median home price held firm at $385,000, posting a modest 0.9% increase year-over-year. This stability comes even as the market shifts decidedly in favor of buyers, with inventory levels climbing and homes lingering on the market significantly longer than in 2024.

 

What the Numbers Tell Us

October's data reveals a market in transition:

  • Inventory is building: Homes are now sitting on the market for an average of 46 days—double the 23-day average from last year. Buyers have more time to shop and negotiate.

  • Selection is expanding: With approximately 5.51 months of inventory available, buyers face far less competition than during the frenzied market conditions of recent years. The number of active listings surged to 1,555 properties.

  • Sales are cooling: Only 302 homes changed hands in October, a slight decline from 306 sales during the same period last year.

 

What This Means for You

Sellers: Price competitively and be patient. With more inventory and longer market times, homes that are priced right and show well will stand out. This isn't the time to test the high end of the market.

Buyers: Your negotiating power has returned. With double the time homes are sitting on the market and healthy inventory levels, you can be more selective and take time to find the right property. The minimal year-over-year price growth suggests there's no need to rush into a decision.

The Fresno market has clearly shifted from the rapid-fire sales environment of 2024 to a more measured pace that favors thoughtful decision-making on both sides of the transaction.
